Registration Criteria for New Property Agent
Here are the basic criteria to be fulfilled before you can be registered as a real estate salesperson:
1) Must be a Singapore Citizen or Singapore Permanent Resident.
2) Must be at least 21 years old.
3) Must have a minimum of 4 GCE ‘O’ Levels passes or equivalent.
4) Possess a pass in the Real Estate Salesperson (RES) exam or equivalent.
5) Be registered with only 1 licensed estate agent.
6) Must not be an existing licensee/Key Executive Officer of another licensed estate agent.
7) Must not hold a moneylender’s licence and not be an employee, director, or partner of a licensed moneylender.
8) Fulfill the fit and proper criteria, such as:
a) Must not be an un-discharged bankrupt or have entered into a composition or scheme of arrangement with their creditors.
b) Must not have any convictions in a court of law in any country.
c) Must not have any judgment that involved a finding of fraud, dishonesty or breach of fiduciary duties entered against them in civil proceedings.
d) Must not have been detained under the Misuse of Drugs Act or served with a detention/police supervision order under the Criminal Law (Temporary
Provisions) Act.
e) Has not been convicted of any offence under the Estate Agents Act.
What’s the 1st Step?
Starting from 2010, real estate agents must first complete the RES Course from CEA approved course providers.
The RES course will help you learn about and understand the rules and regulations governing property agency work and practices and Singapore’s laws and guidelines in the buying, selling and renting of HDB flats, private apartments and condominiums, commercial business spaces and industrial properties.
RES courses cover so many different areas that even practicing real estate agents of more than a decade are unable to fully remember all the material.
Course Fee:
Generally in the $700-800 region at the various RES course providers.
– If you’re an NTUC member, you can enjoy up to $250 UTAP subsidy for your RES Course.
– Singaporeans & Permanent Residents can utilise SkillsFuture credit of up to $500.

After completing the RES Course, your course provider/ you may register for the RES exam, and must pass the 2 RES exam papers.

We have our very own proprietary mobile app – “RES Revision” which consists of thousands of RES sample questions updated to the latest exam format. It will greatly help you to get pass the exam!
Some candidates who had failed multiple attempts are able to pass under our guidance and the revision app.
2 papers each (2 ½ hours per paper)
The format of both Paper 1 and Paper 2 is as follows:
Section A : 50 MCQs (50 marks)
Section B : 15 MCQs with reference to 1 or 2 Case Studies (30 marks)
Section C : 10 Fill-in-the-blank Short Answer Questions (20 marks)
Exams are currently held 3 times a year during Feb, June and October. You would be wise to register at least 2 months in advance as registration closes 1-2 months prior.
Exam Fees:
$425.10 (inclusive GST) for 2 papers.
$239.80 (inclusive GST) per paper for re-takers.
The RES EXAM held in the following locations (subjected to changes):
Exam Venue 1: Singapore Institute of Management (SIM)
Exam Venue 2: SEAMEO Regional Language Centre (RELC)
[You will be assigned to either Location 1 or 2. It will be stated in the Exam Notification Letter]
Exam Eligibility Criteria:
Exam candidates will need to comply the following:
– Complete the RES course with a minimum 75% attendance record before you are eligible to receive the “Certificate of Completion for RES Course”.
What’s next step after exam?
The RES Examination results will be released 4 – 6 weeks after the examinations. Exam Administrator will notify you of your results.
If you had passed 1 paper but failed the other, then you can retake the exam on the particular paper.
RES course participants will have to pass the RES examination within 2 years from the date of issue of the Certificate of Completion of RES Course. If you are unable to pass any remaining Papers within the 2-year time frame, you will have to retake the RES course and sit for the full RES examination again i.e. both Papers 1 and 2.
If you think that you should have passed the exams, you may submit an appeal to review your exam paper via SEAMEO Regional Language Centre (RELC), CEA’s appointed examination administrator, within 5 working days from the date of the notification of examination results.
A non-refundable fee of $64.20 (inclusive of GST) is charged for the review of each examination paper.

We will do up the application form from with you and submit the application to CEA for the ‘In-Principle Approval‘ (IPA).
CEA Registration Approval
Within 4-6 weeks, you should receive a notification of CEA’s approval. (While waiting for the approval, you’re welcomed to join us for all the trainings, top producer’s sharing sessions, gatherings, materials and everything in TTT.)
