The market you are entering

The number of licensed agents keeps climbing. That is exactly why the team you join matters.

Singapore has more registered salespersons every year. More competition in the same market means the differentiator is no longer effort — it is systems, positioning and technology.

Registered salespersons

Fewer agencies, more agents. About 1,000 agencies remain licensed while the number of salespersons keeps climbing. The difference between a good year and a bad one is no longer effort — it is the system behind you.

How you stand out

One app. The whole job.

Most agencies give you a CRM. Huttons gives you the research, the creative, the scripts and the client reports in the same place — on your phone, before your first viewing.

The path

Four steps, roughly six months, one licence.

Every salesperson in Singapore passes the same gate. Here is the order, and what each stage actually asks of you.

  1. Step 01

    Take the RES course

A CEA-approved course, in person or blended. 75% attendance to get the certificate.

    6–8 weeks · about $800

  2. Step 02

    Sit both papers

Two 2.5-hour papers: 60 MCQs plus 20 case-study questions each. 60 marks to pass.

    Current CEA fee

  3. Step 03

    Register with CEA

Apply for registration, then join one licensed agency. You cannot be registered with two.

    Application + annual fee

  4. Step 04

    Start closing

Onboarding, project tagging, mentor pairing and your first listings from week one.

What it costs

Zero joining fee. Only the course is yours to fund.

The current package covers the CEA fees, the exam fee, professional indemnity insurance and agency onboarding. The RES course is the one item it does not cover — and that is claimable against SkillsFuture and UTAP.

Covered by the package

  • CEA registration and annual fees
  • RES examination fee
  • Professional indemnity insurance
  • Agency admin and onboarding

You fund only this

$770 – $830

RES course, paid to a CEA-approved provider.

SkillsFuture credit and NTUC UTAP support can offset most or all of it.

Questions

What people ask before they commit.

Anything else, send it on WhatsApp. You will get a person, not a bot.

Do I need experience in property or sales?

No. Most of our associates came from engineering, teaching, admin and fresh graduation. What matters is eligibility and whether you can hold a six-month runway.

Can I do this part-time while keeping my job?

Yes, and many do. You still need to complete the RES course and register with CEA, but you can start transacting on evenings and weekends. There is no minimum deal quota. Read the part-time guide.

When is the next RES exam?

CEA runs three sittings a year, usually around March, July and October. Registration closes well before each sitting — message us and we will tell you the current cut-off date.

What if I fail a paper?

You can re-sit a single paper instead of paying for both. Our internal revision sessions and question bank are free for team members.

Is there a joining fee to Huttons?

Our current recruitment package absorbs the standard onboarding costs. Ask for the current package sheet before you sign anything — it changes from year to year.
