Getting started

What the job is, who it suits, and how long the whole thing takes.

Do I need experience in property or sales?

No. Most of our associates came from engineering, teaching, admin, fresh graduation and other sales roles. What matters is eligibility and whether you can hold a six-month runway while you build a pipeline.

Can I do this part-time while keeping my job?

Yes. You still need to complete the RES course and register with CEA, but you can transact on evenings and weekends. There is no minimum deal quota, and no penalty for starting small. See the part-time guide for the hours, costs and runway.

How long does it take to get licensed?

Six to nine months is typical: six to eight weeks for the course, then the next available exam sitting, then two to four weeks for CEA registration. The pace depends on which sitting you target.

Can foreigners become property agents in Singapore?

No. Registration requires Singapore citizenship or permanent residency, and you must be at least 21 with four O-Level passes or equivalent.

Do I have to quit my job to start?

No. Many associates take the course and their first deals while still employed. The practical question is time, not permission β€” viewings happen in evenings and on weekends.

Course and exam

The RES course, the two papers, and what happens if you fail one.

How much does the RES course cost?

Course fees are set by CEA-approved providers and typically sit between $770 and $830. SkillsFuture credit and NTUC UTAP support can offset most or all of it.

What is the exam format?

Two papers, each two and a half hours. Section A is 60 multiple-choice questions worth 60 marks; Section B is 20 case-study questions worth 40 marks. You need 60 marks per paper to pass.

What happens if I fail a paper?

You re-sit the paper you failed rather than paying for both again. Team members get free revision sessions and access to our question bank.

When is the next exam?

CEA runs three sittings a year, usually around March, July and October. Registration closes well before each sitting β€” message us and we will send you the current cut-off date.

Do I need a property diploma to skip the course?

Some recognised qualifications exempt you from one or both papers β€” for example an NUS real estate degree or an NP/SP real estate diploma. Send us your certificate and we will confirm what applies before you book anything.

Cost, package and pay

What you pay, what the package covers, and how commission actually arrives.

What is the joining fee?

For a brand-new RES under the current package, the net joining fee is effectively zero. The package covers CEA fees, the exam fee, professional indemnity insurance and agency onboarding; the course is offset by SkillsFuture and UTAP. Terms and caps apply.

How do agents get paid?

By commission, not salary. A sale typically pays one to two per cent of the transaction value, and a rental pays one month of rent for every 24 months of lease. There is no basic salary and no employer CPF.

How long before I get paid after a deal?

A deal can take three to six months to close, then another three to six months before commission is paid. New launches can take longer. Plan for a runway rather than a monthly paycheque.

I am already a registered RES at another agency. Can I transfer?

Yes. Transfer support covers the paperwork and the CEA change of agency. Experienced agents qualify for the transfer package, which is close to the new-joiner package minus the exam-fee reimbursement.

The work itself

Leads, training, tools and what week one actually looks like.

Do I need to find my own leads?

You are not left to cold-call. The Super App provides ready-made ads, CRM follow-up scripts, client reports and a free personal microsite. Project tagging lets you earn on launches you did not personally source.

What training do I get in the first month?

Onboarding and account setup, the Fast Track programme (10+ sessions, 30+ hours), showflat visits, data and market sessions, then weekly case reviews with a producing associate.

Is there a minimum number of deals?

Not with us. CEA is reviewing minimum transaction requirements for registration renewal, so the rules may change across the industry β€” we will tell you if anything affects you.
