Part-time Property Agent Singapore: Hours, Cost and How It Works

What the licence really costs, where the hours go, and the one number to plan around before you commit.

The time ledger

Part-time is not a shortcut. It is a different week.

The licence is identical. What changes is how many hours you can honestly give it. A realistic part-time week is 12–20 hours — below that, the pipeline stalls.

Gold is the activity a part-time week needs. Green is what the package typically takes off your plate — a guide, not a guarantee.

When things happen

Most part-timers do follow-up, admin and planning after work. The day job still owns the daytime.

One honest caveat Part-time is a legitimate route, not a lesser one. But the income is slower and less predictable. If you cannot protect two viewing blocks a week, fix that before you book a course.

Questions

Before you commit

Can I work part-time as a property agent in Singapore?

Yes. There is no part-time licence. The RES course, both exam papers and CEA registration are identical to the full-time route. What changes is the number of hours you can give the work each week.

Do I need to quit my job to take the RES course?

No. Courses usually run over evenings or weekends, and the exam is one weekend per sitting. You do need at least 75% attendance, so check the schedule before you book.

Is there a minimum number of deals for part-time agents?

No. CEA does not set a deal quota. Your agency may set its own activity expectations, so ask before you join.

How long before a part-time agent earns commission?

Commission is paid after completion, not at booking. Plan for six to twelve months of pipeline before the first payout, and longer for new launch commissions.
